- We Know The Market–If you are buying a home, your agent may have access to all of the listings you see on the Multiple Listing Service (as long as they are a part of their local Association of Realtors®). Your agent can also really give you peace of mind to know you’re not paying more than you really should when you find that perfect place to call home. Realtors® pride themselves on knowing specifics on their local real estate market. Using an agent that knows their local market well saves you time and is much more convenient if you are looking to buy or sell your home! If you’re selling, your agent should be able to give you a very good idea of what your home may really be worth by filling you in on what your neighborhood trends are doing, what you can do to save time and money, and how to read an offer when you get one.
- Contracts Can Be Scary–Having an agent to walk you through all of the paperwork can be comforting! Making sure you understand all of the terms of the contract is what we do. We also make sure that ALL necessary paperwork is done correctly. Because there is so much that goes into a sale or a purchase of a home, it is important to make sure you have someone on your side, advocating and negotiating on YOUR behalf; don’t take it on alone!
- Time Is Of The Essence–Many agents have very good relationships with other real estate professionals in the area. A contract will specify deadlines for things like home inspections, appraisals, and mortgage loan specifics. Using a Realtor® who is connected will help make sure your offer or sale is being handled in a timely manner and following the contract as it should.
- You Need Objective Information–Sure, the home you want to buy is really pretty… It’s painted well, staged with nice furniture, and it has a great view! BUT, are you seeing the hail damage on the roof and siding, termite damage in the basement, or the moldy trim in the corner? Realtors® provide a due diligence to their clients during home showings and can help you see things that you may have missed. Use an agent that can help you see the BIG picture!
- After Closing–What happens after you move?! Many questions can pop up that were overlooked in the excitement of closing. Your Realtor® should be ready to take your call and assist with answering your questions, even after closing!
