How to Choose the Perfect Font

What does the typeface you choose for your wedding invitations say about your big day?

Fun and full of charisma?  Traditional and fancy?  Funky and modern?

Whichever you choose your invitation can be elegant AND funky/modern/rocked-out/full of your personality.

Elegance just means the design is two things at once: unusually simple and surprisingly powerful.

Pets in Weddings

For your wedding, you always want to include those who mean the most to you: your family, your friends…and your pet? There is no mistake about the bond that many people have with their pet whether it is your dog, cat or even horse some couples are so connected with their pet they want to make sure their four legged family members are also showcased on their special day.

There are different ways you can choose to include your beloved pet into your service. Some prefer to have them centered in the ceremony. For instance you can ride down the aisle at your outside ceremony on horseback or perhaps you wish you have your dog bring the rings down the aisle.

Others choose to incorporate their animals in a more subtle way. Instead of having them at the event, opt to include details of them at the reception. You can include paw prints on the table names or photographs of yourselves with your pet as part of the centerpieces.

Whether your pet is focused on largely or small, there are many different ways you can make sure they are not left out when you say, “I do!”

The Guest List

While planning your wedding one of the hardest decisions you may have to make is who will be on the guest list! You will definitely want to include all of your close family and friends but how will you decide who to cut and who to invite? Of course you will want to get the opinion of your parents but keep in mind they don’t have the final say. They may want you to invite your third cousin once removed that you’ve never met before but you have to remind them this is your day!

Guest List The Guest List

You and your groom need to decide together who will be invited to your wedding. You need to make sure to include relatives and friends that are on both sides. This will take time and thought. One thing you could do is make a list of everyone you can think of that you would possibly want to invite. Once you get your final number of guests you can invite then start crossing people off.

One question you will get a lot from people is “am I invited to your wedding?” It’s best to be honest with them. If you’re 100% sure they will be there then tell them yes. If you’re unsure tell them you’ll have to wait to see how many guests can come and will go from there. If they’re going to be that upfront with you then it’s ok to be upfront back!

Your guest list is a very hard decision for the two of you, however don’t let it hinder your big day! You can only invite so many people and need to decide who you’d like to have most there to share this day with you. Everyone will understand!

Tips for Writing Thank-You’s

imageholder Tips for Writing Thank Yous
  • Divide-and –conquer. Plan to write your own notes to your respective relatives and close friends but divvy up the other notes
  • Did you get cash and not sure how to thank them? Thank the guest for their “generous gift” and let them know what you plan to use it for.
  • Don’t Wait. Gifts received before the wedding should be sent within two weeks and those after within one month.
  • Use stationery. You should not replace a proper mailed thank you with the following: a phone call, e-mail, text, Facebook, Tweet, etc.
  • Don’t send a group thank you. Did you have a group of friends pitch in all on one large item? Give them all credit and write each person his or her own thank you note.
  • Don’t sign jointly. Whoever writes the note should sign the note but feel free to use language like “Nick and I…”
  • Get personal. If the gift giver sent the gift before the wedding, tell them you are excited to see them at the wedding. Or if after the wedding, tell them you enjoyed spending your big day with them.

Tips for Buying your First Home

Now that you’ve made the decision to purchase your first home, a hearty congratulations is in order!  Becoming a homeowner, especially for the first time, can stir up some feelings of anxiety and excitement. With the knowledge that you gain through individual research and the help of your REALTOR®, you will soon begin to feel like a seasoned house hunter.

BSP RealEsate 5079498 Tips for Buying your First Home

Tip # 1: Do Your Homework
Did you know that there are a number of incentives available to first-time home buyers? Everything from loans that offer little or no down payment and interest rates that are at all-time lows. An FHA loan, for instance, is especially appealing to first-time home buyers. The best way to find out what’s available, in terms of down payment requirements and interest rates, is to do your homework by comparing offerings from various lenders.

Tip # 2: Save Money
Although many loans are geared toward offering lower down payments to first-time home buyers, it’s important to save as much money as possible so that you will have enough to provide an earnest money deposit (if applicable), pay for closing costs and still have the funds to furnish and decorate your new home.

Tip # 3: Get Your Credit Profile In Order
When you apply for a loan, the lender will access a copy of your credit report and will use the information to determine your creditworthiness and/or interest rate. This means that you will want to make sure that the information contained in your credit report is accurate and up-to-date. You can do this by requesting a copy of your file from each of the three major credit reporting agencies – Experian, Equifax and TransUnion.

In addition to past credit history, lenders will also look at your current debt ratio in order to determine whether or not you can afford the home. This means that you may want to consider paying down some of your existing credit card debt and avoid taking on any new debt before applying for a mortgage.

Tip # 4: Start Your Search
With the World Wide Web being what it is today, it’s no surprise that many potential home buyers start their search online. A Realtor’s Web site is designed to not only list real estate, but also to educate a buyer as they move through the process of searching for a new home. In addition, the internet offers a way for consumers to browse through color photos and virtual tours, both interior and exterior, along with information pertaining to the homes themselves. The convenience of being able to find a home that you like without having to wait is just one of the many benefits to shopping for a house online.  When you are finally ready to meet with a REALTOR®, you will already have one or more prospects in mind.

Tip # 5: Have Patience
Perhaps you will find the perfect house this week, or maybe it will take a little longer. Some buyers find exactly what they are looking for right away, while others have to do a little more searching to find their dream home.  As a first-time home buyer, it’s a good idea to begin the process with an understanding that good things really do come to those who wait.  You may see a number of homes, take numerous photos and may even make an offer or two, but patience may very well be the key to finding your new home.

Tip # 6: Take Notes
If you see a lot of homes, it will be impossible to remember the features of each. Consider taking a notebook and writing down each unique or defining aspect that you like or dislike about a particular house. This information, along with any photos that you take, will help you greatly when it’s time to make a choice.

Tip # 7: Don’t Settle
A home is a big investment and it could, quite possibly, be the largest you will ever make. For this reason, along with the fact that you will be living in the home every day, make sure that you get what you want. There could be an instance where you need to make some type of compromise, but you may want to avoid choosing something just because it’s within your price range or you feel as though it’s your only option. New houses are placed on the market every day and, as a buyer, the next one listed may just be your dream home.

Transparent Bridal Gowns

Want a unique wedding gown that creates an optical illusion? Transparent gowns are a growing trend for 2012.  You can change the entire feel of your gown just by playing with a few alluring touches in the neckline, shoulders and even the waist. Adding just a thin piece of sheer or lace around your shoulders not only transforms the look of your dress, but it also is good for those brides that do not want to go completely strapless. On the other hand, you can also choose to use the transparent effect to show off your figure! Making a sheer waist has been growing more and more popular. Not only does it allow you to show off your features, it also creates a unique pattern inside your gown.

Dessert Bars

Dessert Bars Dessert Bars

Dessert bars are becoming a popular trend for many weddings. Sometimes they take the place of a traditional wedding cake but other times are just an addition. A dessert bar can be a good do-it-yourself project for your family and friends. One idea is to ask your close family and friends to make one of their favorite desserts to contribute to the dessert bar. Place cards can then be displayed to let your guests know about the different sweets. This adds a little bit of a personal and fun touch to your reception and a great option for those brides who may be on a tight budget.

Tips for Stressless Wedding Dress Shopping

To pull a wedding together in this day and age is not a flip of the coin. It takes some planning, which can at times bring a little stress. Yet when you are looking for the dress, we hope “stressful” is not the word you use to describe your experience. Here are tips to help relieve some stress when looking for a dress for the first time:

LI Bridal Photos Tips for Stressless Wedding Dress Shopping

#1 Smile
Not only is smiling good for your health, but it is normally contagious

S nag some close loved ones or friends to come with you. – They will help in the decision making and are a great confidence booster.

Make this the only event for the day. – Not only is trying on dresses hard work, but you don’t want to have a thousand things on your mind. Just focus on one thing at a time.  Your opinion is the final opinion.  – Remember this is your wedding so you must pick a dress you love to be in.

Indecisive? Talk through it! Narrow it down, weigh out the pros and cons, and ask for opinions from people you trust….But in the end pick the one you feel the most beautiful in.

Laugh – The power of laughter can actually release tension and bring positive physiological changes. Try to create a day of laughter, whether it is before you come into the shop, or during your shop visit. (Great Stress Reliever!)

Eat healthy – eating healthy along with some exercise is always going to have a good effect on you. You will feel physically great, Which in turn helps you feel emotionally and mentally great as well.

#2 SLEEP
Get a good night’s rest before searching high and low for the perfect dress.  You will feel more alert and ready to go. Lack of sleep can also awake MissGrump, which is no fun for anyone, including yourself.

#3 Don’t Procrastinate
Even if dress shopping is not your cup-of-tea, it is best to start looking sooner rather than later. That way ordering, alterations, and other issues are all taken care of in plenty of time for the wedding. (this also helps the stress level of the bridal shop owners)

#4 Have a price range set before you come in and let your consultant know.
It is important to think about how much you are willing to spend before you step inside the bridal shop. Be realistic and logical when thinking about it. If you can have a set range decided, let the consultants know so they can honor it when selecting dresses for you to try.

#5  Bring ideas, yet have an open mind as well!
Bringing your ideas will help the consultant work with you and create a smoother appointment.  Yet, also having an attitude that is more open to suggestions allows the consultant to offer ideas and suggestions and benefits you with wonderful end results.  And who knows, maybe that one style that you didn’t think would work for you would be the one dress to walk you down the aisle.

#6 Be true to yourself
Remember that this wedding is your day and you want to be the most beautiful you. Stay true to your style and personality when picking out a dress. Even though others are there to help you make a decision, the final decision should be what you feel most comfortable and beautiful in. Then, on the day of your wedding you won’t be stressed as to whether you made the right decision, because you will know that your decision was the right one.
